ASSET MANAGEMENT

We will create a detailed Asset Register that adequately provides cost estimates for the future needs of the buildings assets. This will identify the life span of each asset (e.g. Lifts, boilers, pumps, etc) and predict the future replacement cost to be allocated to the sinking fund.

LUNA Building Managers provide strategic and tactical Maintenance Programs to ensure optimal operations of all plant and equipment. Through the Asset Register, we pre-approve service providers required to maintain, repair and replace components. We understand the regulatory compliance and operations of a building to create an optimal, safe and affordable environment.

FIRE SERVICES

Looking after your essential fire services is paramount to the communities safety and building certification. We establish and continually evaluate emergency evacuation plans coupled with conducting "evacuation training" that saves lives.

Protecting your home, building or asset from intruders or unwanted guests can provide you with peace of mind. Our Building Managers can work across various fully featured access control systems, to ensure proper capturing and monitoring of CCTV, and control access to selected areas and plant rooms within a development. Like clockwork, we integrate our yearly audit process with an automated cancellation upon failure to reregister.

Some things just can't wait. We have a "real person" dedicated to after hour calls ready to respond to emergencies. In our experience most urgent calls can be managed via a few phone calls; however if an incident escalates, we will be there.

LUNA is committed to the health, safety and welfare of its staff, visitors and in the workplaces it manages and controls.

Our Building Managers lead with safety so that all people who step onto your development are safe and protected from potential hazards. We include active management and the provision of training contractors, so they understand and adhere to safety and environmental requirements when performing work.

Owners and occupants are regularly updated on proposed safety initiatives or changes, the reasons behind them, and the implementation of any specific requirements.
